We have a small coffee shop in the downtown area of our city.  We've been approached by a local business park to open a new shop at their location.  The business park has about 450 employees on campus, plus a daycare and even a charter school with 100+ students.

The park is a mile or so out of town, and the only food service available on campus is a cafeteria-type restaurant.

We're trying to get an idea if it would be financially viable to open a coffee shop here.  Our only customers would be people that are already working on campus, parents dropping kids at the daycare or school, and clients of the businesses on campus.  So figure a daily "population" of 600+ people.

We would do only drinks and a small amount of packaged foods - no baking or food service.  Rent and utilities would be approximately $700 per month.

Would you do it?

why not open a coffee cart? 

Wow! That is a nice opportunity. I would agree with Nick, a small coffee cart would do for a small market like that.

We're still thinking about it.  Our downtown location is only 19 months old and still isn't breaking even.  At our present growth, I project it will be profitable around April or May of 2015.  We've decided to hold off on any expansion until after that.  

I spoke to the owner of the cafeteria I mentioned.  He's very supportive of the idea of a coffee shop, and even offered space in his cafeteria for it.
