My NNN just went up again this year...now $5.22/sf which seems outrageous. It's nearly 25% of what I pay for rent, and we don't have any "services" like window washing or anything. I know taxes and insurance make up the bulk of those costs, but still.

I'm tempted to write a letter.

We pay about $1.80 per sf for taxes only, other services are the perk of a great building owner. When our lease renews this next year it will probably go up twenty or twenty-five cents.
Tempted, so why don't you? It never hurts to ask, especially now when vacancies are climbing. Also, depending on your local laws, you should have the legal right to examine the books.
Ask For an itemized report. your $5.22 isn't too bad, I just talked to a center that taxes and CAM's will total $14/sf
We were paying $3.34/sf NNN for our 1550 sq ft shop in Boise. Rent was $18.50/sf making our total monthly payments $2378.

You should do everything within reason to get your NNN reduced. With the economy as crappy as it is many landlords have started offering reduced (often free) rent as a means to attract and retain tenents. Our landload was not so understanding and decided he would rather have another empty space than us paying reduced rent.
I assume you non-california or metro center folk are quoting in $/sf a year as opposed to a month. Please specify.

like I said...no services such as window washing, sidewalk maintenance, even if our door breaks it is our responsibility. i know insurance and taxes are high, but seriously!
Well, I think part of the benefit of this community is getting to engage in discussions like this. Sometimes when we're faced with something frustrating a discussion like this really helps. Especially when you see responses that indicate that others are in the same boat... or encouraging you to DO something about it and detailing how best to do it. Sure, each of our locations have different lease rates, terms, etc, but knowing that these other fees can be substantial and hearing about strategies that others have successfully used to improve their situations is valuable. Glad this discussion is happening.

I understand lease rates vary widely by location and other factors such as additional services, lobby space and the like. I'm not really trying to compare rates per se, rather it's more like I think that the NNN shouldn't be almost 30% of the rent...when my lease started 1-1/2 years ago it was like 20%. It just seemed to me a little high percentage wise since when I looked into other spaces the NNN was only like 10% of the rent itself.

These opinions have helped me compare with others in an effort to assist me in negotiating with the landlord as each year they raise their NNN prices.
